Ask a better rent-or-buy question

Compare the full housing decision over the time you expect to stay.

A payment is not the whole cost

Renting and buying both provide somewhere to live. A mortgage payment includes interest and often principal repayment; that principal can build equity, but it is not immediately spendable cash. Ownership also brings maintenance, insurance, applicable taxes, fees, and transaction costs.

Make the timeframe visible

Buying and selling can involve substantial costs, so a short stay can change the comparison. Consider the money tied up upfront, its alternative uses, and how an unexpected move or income loss would affect you. House prices and interest rates can change; appreciation is not guaranteed.

Compare scenarios using local costs and rules, with conservative assumptions about resale and repairs. Renting can offer flexibility, while owning can provide control and stability. Neither label answers what suits your finances and life. A simplified monthly comparison is a starting point, not a complete investment appraisal or legal analysis of the agreement.

A worked example

The equal-payment illusion

Imagine rent of 1,000 and a mortgage payment of 1,000. Add 150 ownership insurance and taxes plus a 150 maintenance provision, and the owner’s monthly cash requirement is 1,300 before transaction costs. Some mortgage principal builds equity, so cash outflow alone does not establish which option is economically cheaper.

Illustrative numbers, in consistent units.

One thing to try

List five housing costs beyond the advertised rent or mortgage payment. Mark which need local quotes or legal information.

A quick checkUnderstand it. Then use it.

Rent and mortgage payments are equal. Does that settle the comparison?
